years experience with 5 years of this experience being in institutional (K-12, educational institutes) and municipal (city and govt.
buildings) with budgets greater than $5 million to join our Construction Group, managing projects in the DFW area.
Job Details:
The successful Project Manager will work closely with GC Project Managers, Project Coordinators Estimators, and Foremen; while reviewing contract documents, working with submittals, RFI's, budgets, schedules, cost controls, cost estimates, and other tasks as they pertain to effective project management.
This position requires the successful candidate to possess strong organizational, negotiation, financial, and communication skills.

Responsibilities:
Responsible for the effective management of the Project Superintendent(s) and all Labor resources assigned and associated to his/her assigned projects.
Responsible for the effective management of materials, equipment, tools, and other necessary resources as they are associated to his/her assigned projects.
Responsible for the effective management and disposition of all office related paperwork including, but not limited to:
monthly contract billings, contract and change order preparation/administration, financial cost projections, requests for information, submittals, construction budgets, man loading schedules and the like as they are associated to his/her assigned projects.
Perform take-offs from drawings, pricing change orders, and conducting site visits to understand the constructability of projects.
Understanding plans and specifications to identify the types and grades of materials and equipment needed to ensure compliance with project requirements.
Developing project schedules utilizing the Critical Path method, assigning manpower to the schedule.
Developing budgets and cost codes for projects, assisting in the preparation of technical proposals, including assisting in the design, and writing the scope of work, management plans, work sequence, safety, quality control and commissioning.
Developing and presenting clear and detailed project scopes to the customer and meeting with the potential customers to present proposals.
Design specific goals and plans to prioritize, organize, and accomplish work in coordination w/ the Superintendent.
Determine budget, schedule, approach, and organization from multiple projects.
Tracking project status, generating status reports and updated documents.
Researching and compiling submittals, pricing change orders and preparing estimates for partially designed projects by finishing the design and preparing a complete project estimate.
Determine monthly percent complete of work in progress (assigned projects).
Ensuring that all invoicing and accounting is current and complete.
Enforces INTEX's employee standards of dress, conduct, safety, and job performance.
Responsible for overall project safety performance.
Assures employees are properly trained or instructed in performance of duties to which assigned.
Assures compliance with all INTEX processes, protocols, and policies.
Investigates or assists in investigation and reporting of any accident or safety incidents involving jobsite employees.
Coordinates w/ the Customer on all aspects of the project and effectively communicates with the Project Manager and General Contractor on the project specific issues and schedule.
Identify any project issue that may have a financial or schedule impact and is responsible for notifying the Division Manager of any specific issue.
The PM shall identify the issue and confirm what the financial or schedule impact will be prior to notifying the DM.
The PM shall present the details to the DM and both the DM and PM will work together to develop a plan to rectify the issue.
Work with the Project Superintendent and will meet bi-weekly at a minimum to identify any project delays, manpower issues or additional manpower needs and fixture/gear issues.

Project Schedule - confirm on track/off track.
Current manhours per phase and identify any issues.
Manpower loading and manpower issues.
Fixture / Gear issues and delivery schedule Develop and review Task list / To do list/ Lookahead.
Identify responsibilities for action items discussed.
Job walks to review progress / % completed.
REQUIREMENTS:
Minimum of 10 years of experience in a Project Manager role.
Minimum of 5 years experience in institutional and municipal projects.
Extensive experience managing projects of 5 million or more.
Must hold a valid Texas Journeyman electrical license.
Have basic mechanical aptitude, mathematical and English language skills.
Must have a current driver's license.
Must have own reliable transportation.
Must be flexible to come in early and stay late as customer and project demands dictate.
Must be capable with business software, computers, and office machines.
Must be able to work effectively with superintendent, foreman, and other field personnel.
Be able to work well in a team environment.
Be able to establish scope of work by a complete review of plans, specs, and estimates.
Be familiar with electrical equipment, materials, and specifications.
Have the ability to communicate effectively and professionally, in written form and verbally.
Have experience working with contract documents and applicable vendors.
Have the ability to monitor own work to ensure quality.
Have the ability to effectively present information to customers, clients, and other employees.
PHYSICAL REQUIREMENTS:
Personal weight and tools cannot exceed weight limit of ladders (Class 1-250lbs, Class 2-300lbs).
Must be able to bend, stoop, squat, crawl, climb, kneel, balance, push, pull and reach over head.
Constantly move about on the feet.
Climb ladders of all types.
Complete full day assignments.
Must be able to make transition from employee parking area or street into construction work areas and to access all levels of the building, even if the only means of access is by O.

Possess good vision, normal or corrected.
Possess good hearing, normal or corrected.
Must be able to positively identify different colors.
