Experience:
High school diploma or equivalent is required.
Basic arithmetic, experience with computers (Word and Excel), Internet and email, and other relevant applications are required.
Additionally, the following are required:

Ability to interact well with co-workers, supervisors, guests, vendors, contractors and the public in a professional and pleasant manner.

Essential Job Functions:
Leasing Inspect the tour route, models, club house and leasing office ensuring their cleanliness (daily).
If work is needed, complete a work order immediately.
Open the model(s) and show units each morning prior to open and close the model(s) each evening prior to close.
Tour and lease apartments.
Create a guest card on every prospect completing all information.
Use the revenue management pricing options with prospective residents.
Follow established policy and procedures in the qualification, screening and acceptance of applications for residency.
Verify applications; prepare resident files and all related paperwork.
Consistently meet individual rental and renewal goals.
Follow up with leads and traffic in a timely manner.
Must maintain 70% on shops.
Marketing Know the property's product.
Participate in resident functions and other CAF sponsored resident activities after hours and/or on weekends.
Visit locators when assigned by Property Manager, Assistant Manager, or Leasing Manager.
Move-Ins 1.
Walk apartment before move in and create a work order for any issues.
2.
Obtain move in keys, remote and parking permit - if applicable.
3.
Prepare lease file and insure all paperwork is in order and ready for the new resident prior to their arrival.
General 1.
Walk vacant units as assigned by property management.
2.
Work weekend shifts as scheduled.
3.
Maintain customer service standards.
4.
Respond to resident requests and help to minimize and resolve resident problems.
5.
Comply with Fair Housing and ADA regulations.
Physical Requirements:
1.
Will need to be on feet (33% to 100%).
2.
Will need to perform the following physical activities (50% to 100%).
Example:
bend/stoop/squat/kneel Perform routine office duties such as filing into high and low cabinets; copier and printer maintenance; picking up debris other items on property.
climb stairs Inspect and show property by accessing upper floor apartments and interior apartments with multiple levels.
push or pull and standing and walking Open doors and cabinets; inspect and show property; arrange furniture and office equipment.
reach above shoulders Show, inspect, clean, and maintain apartments to include opening and closing doors; store supplies, inspect property.
grasp/grip/turning and finger dexterity Typing, writing, operate office equipment, unlocking doors, handling packages and supplies.

Lifting/carrying (supplies, resident packages, files, etc.
) Over 50 lbs.
Rare need (less than 1%) Between 10 - 25 lbs.
Occasional need (1% to 33%) Less than 10 lbs.
Frequent need (33% to 100%) NOTE:
Lifting and carrying of weights exceeding 50 lbs.
is often accomplished with assistance from one or more persons.
Examples of heaviest items lifted include cases of paper, heavy resident packages and cases of soda/water.
Wear Personal Protective Gear such as provided back brace, when necessary.
Vision Requirements:

Frequent need (33% to 100%) to see things clearly beyond arm's reach.
Speaking, Hearing and Written Requirements:
1.
Constant need (50% to 100%) to receive instructions from residential management, communicate via telephone and in person with staff, residents, vendors, etc.

Constant need (50% to 100%) to communicate either in writing or typing to residents, staff, vendors, corporate and prospects.
Driving Requirements:
1.
Occasional need (1% to33%) to utilize personal transportation for the purposes of marketing apartment properties and the surrounding neighborhoods.
2.
Occasional need (1% to 33%) to deliver items to the corporate office, make deposits, and view/inspect other apartment communities.
3.
Must maintain valid driver's license and car registration and maintain proper automobile insurance if driving a vehicle for business purposes.
4.
Must maintain valid driver's license if driving a golf cart at the property.
Working Environment:
1.
Constantly indoors (50% to 100%).
2.
Frequently outdoors (1% to 50%) during all weather conditions to inspect the property.
3.
Occasional exposure to paint fumes, solvents adhesives, etc.
(1% to 33%).
Example - apartment immediately during or after turnover.
Employee must wear Personal Protective Equipment, when necessary.
4.
Rare occasions to work or view the property in awkward areas or positions.
Example - climbing over a small wall to view the roof or a/c units.
5.
Rare occasions work under stressful and adverse conditions.
Computer Skills Must possess above average computer skills with basic knowledge of Word, Excel and Outlook.
